What are real-estate agency fees in Israel?
In Israel, agency fees are typically around 2% of the price (plus VAT), paid by the seller under a mandate. At SHAHAR LEVI & NATHALIE HAIK, the scale is degressive — from 3.5% below 2M₪ to 2% above 15M₪ — fully transparent and written into the signed mandate, with no hidden fees. For the buyer, our search services are free of direct charge.
How does a property purchase in Netanya work?
The purchase follows several steps: defining the brief, selecting and viewing properties, negotiating the price, cadastral verification (Tabu), signing the sale contract (heskem mekher), then registration at the Tabu and handover of the keys. Our firm coordinates the bilingual lawyer and the bank, and supports the client from the search to the handover of the keys.
Can a non-resident or foreigner buy a property in Israel?
Yes. There is no nationality restriction on acquiring a residential property in Israel: residents and non-residents alike can buy. The main difference concerns the purchase tax (Mas Rechisha), whose rates vary with the buyer's status and the property price. Israeli bank financing remains available to non-residents, generally up to around 50% of the value.

In which languages are you assisted?
Our team assists its clients in French, Hebrew, English and Russian. The firm caters especially to French-speaking clients and to the diaspora investing in Israel, with a dedicated contact in their language at every step.
Do you need a lawyer to buy in Israel?
Yes, it is customary and strongly recommended: in Israel, the real-estate transaction is secured by a specialised lawyer who drafts the sale contract (heskem mekher) and carries out the checks. We work with bilingual practitioners and coordinate everything on our clients' behalf.
Why use a licensed broker rather than going direct?
