Do you need to be an Israeli citizen to buy in Israel?
No. Any foreigner may buy freely. However, a foreign buyer pays 8% Mas Rechisha (purchase tax) instead of 0—5% for an oleh hadash (new immigrant). This is why buying before or during the immigration process can be advantageous.
What are your fees?
On acquisitions, our fees are paid by the seller (commission set in the mandate). For the buyer, our services carry no direct fees. On sales, our fees vary with the complexity of the case — discussed and set in the mandate. A public schedule is available on request.
How long does a transaction take in Israel?
The median time is 52 days between the heskem zikaron (preliminary agreement) and the heskem mekher with registration at the Tabu (land registry). For a buyer based in France, the full journey averages 8 to 14 months.
Do you work with a specific notary?
Yes — Maître Eitan Cohen, a bilingual notary admitted to the Tel Aviv and Paris bars. All of the firm's transactions go through his office. You read what you sign.
Are all portfolio properties off-market?
The majority (around 70%) are not published on the Israeli public portals. The other 30% are also visible on Yad2/Madlan, but we provide guidance exclusively in French.
What French taxation applies to a property in Israel?
The France–Israel tax treaty of 31 July 1995 prevents double taxation. Rental income is declared in France, IFI (wealth tax) applies above €1.3M of real-estate assets, and capital gains are taxable in France. We work with an FR/IL tax specialist when needed.
